The report is prepared in accordance with the specifications set out in the RICS Appraisal Valuation Standards (The Red Book) and dependent upon the nature of the commission specialist valuation techniques will have to be adopted.

The extent of the report does not go into great detail of the defects but will include a full analysis and computation of the value of the property based upon the investment and comparable methods.
The financial institution or lender will usually commission this type of report though a copy is always made available to the applicant.
